Real Estate Postcard Marketing – how to use self-selection direct response postcards to find seller leads
You know one of the simplest real estate marketing strategies to find seller leads with postcards is what I call self-selection postcards. Here’s the concept. It’s a marketing term called self-selection. What this means is that you offer information to everyone at large but information only that your desired motivated seller is going to be interested in and they select themselves and they kind of raise their hand.
What we do with self-selection marketing postcards to identify sellers is that we come up with information that seller leads would be interested in that non-seller real estate leads would not be interested in and then we track the responses. This is where we have your free report. Maybe you make a list of ideas that sellers could do on their home to get the most money for their home when they put it on the market. Here are some of the real estate marketing tips you can suggest. You know, fix up the kitchen. Make sure the kitchen is best, bathrooms are second most important. Put a second coat of paint on. Whatever these ideas are, share them. You make a list and then you turn it into a marketing report like, “The top five things to do to your home when you put it on the market.”
Now you’ve got a free report. You can put that in postcards, send them out and offer that as a free report for people to respond and the people responding are going to be those motivated seller leads thinking about selling.
You can take another real estate marketing approach with self-selection postcards that would be like using the home valuation websites and then what I call a home value postcards. You send it out and you say, “If you’re thinking about selling, then here’s a way to find out how much your home is worth so you can know how much you can get for it. Go to my website below.” Then they go to the website.
That’s what I call self-selection postcards. When you start to think about all the things you could offer sellers in whatever capacity that would grab interest, a non-seller would not have interest in.
